EPCs or HIPs now?

If your development was built to pre-2006 Building Regs. Part L, legislation requires a HIP and a final Energy Performance Certificate (EPC) upon completion. All new builds and individual sites require an EPC.

HIPS required from April 6th, 2008

The Department for Communities and Local Government (CLG), have confirmed that new build dwellings ‘On Construction’ will need an EPC based on full SAP2005 or 2006 Part L and a HIP.

The HIP should be available from the beginning of the marketing process. So to make sure that you get your HIP done on time, you will need to start as soon as you can.

Off plan sales

All off-plan sales will require a Predicted Energy Assessment (PEA) in place of an EPC. If the property is still being marketed after building completion, then the PEA will need to be replaced by an EPC
